Job Description for Maintenance Mechanic:
The Maintenance Mechanic is responsible for general maintenance of AHA housing communities, developments and grounds. The Maintenance Mechanic performs general repairs to resident service requests, as well as conduct unit inspections, preventive maintenance, and preparation of vacant units at assigned housing developments.
Maintenance Mechanic Responsibilities:
- Make daily rounds of housing community developments and grounds to identify maintenance needs.
- Pick up work orders daily, request needed materials, and complete work orders within specified period.
- Performs general (routine, emergency, and preventive) repairs in the areas of carpentry, painting, plumbing, refrigeration, heating/cooling, electrical, grounds keeping, drywall, soldering, and annual inspections.
- Performs preventive maintenance inspections on water and gas lines and electrical and mechanical systems.
- May assist in training of maintenance personnel.
- Responsible for other duties as assigned.
Maintenance Mechanic Requirements:
- High School Diploma or GED is required. Vocational training, HVAC, electrical, plumbing certifications a plus. EPA certification preferred.
- Must have a minimum of three (3) years of experience in building maintenance which involves direct working experience in repairs with the areas of carpentry, painting, plumbing, refrigeration, heating/cooling, electrical, grounds keeping, drywall, soldering and annual inspections. An equivalent combination of education and experience will be considered.
- Must have a minimum of three (3) years of direct customer service experience.
- Good knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, electrical, appliance, annual inspections, and heating/cooling repairs.
- Trade crafts and working knowledge of all maintenance crafts including electrical, annual inspections, painting, carpentry, masonry, heating/cooling, plumbing and refrigeration.
- Skilled in the use of various hand tools, power tools and test equipment.
- Must have good communication skills.
- Must have the ability to work evenings and weekends as deemed necessary based on business need.
- Ability to read and understand moderately complex repair manuals, and instructions/warning on cleaning agents; write service requests, maintenance reports, and inspection reports.
- Ability to establish and maintain effective working relationships with other AHA employees and residents.
- Must have dependable transportation, as there may be a need to travel between property sites.
- Must have a valid Georgia Driver's License.
- Must be eligible for coverage under the AHA fleet auto insurance (if applicable).
- Must pass drug screening and background check.
